We are based in Islington but carry out works across Greater London. The majority of our projects are in North and Central London, including Islington, Camden, Hackney, Westminster, and surrounding boroughs. For larger contracts we will travel further afield — call us and ask.

Yes. We hold CHAS accreditation and SafeContractor approval, which meet the health, safety, and insurance requirements of local authority and institutional procurement frameworks. We are approved contractors for the London Boroughs of Islington, Camden, Hackney, and Westminster. We can supply copies of all certificates on request.

For larger projects, we will arrange a no-charge site visit and follow up with a written quotation within 48 hours.

We do not subcontract to unvetted trades. All works are carried out by our own directly employed team. This gives you a consistent team who are accountable to us — and through us, to you. If we do ever bring in a specialist trade, we will tell you who they are and ensure they meet the same standards we hold ourselves to.

We work across residential properties (Victorian terraces, mansion flats, modern apartments), commercial properties (offices, shops, pubs, hotels), and managed properties on behalf of landlords, property managers, and London borough councils. We are comfortable across all property types and have relevant experience in heritage and period buildings.

Matrix Property Works has been operating since 2005 — over twenty years. Our company is registered as Matrix BAU Property Solutions Ltd (Company No. 15623011) and we are based at 189 Caledonian Road, London N1 0SL. Many of our clients have worked with us for a decade or more.

Yes. A significant portion of our council work involves occupied properties — carrying out external or internal works while residents remain in situ. We have experience managing the communication, sequencing, and logistics that occupied-site working demands. We take this seriously and work to minimise disruption at every stage.

We take on reactive and handyman jobs from a single day upward, as well as multi-month refurbishment contracts. We do not have a minimum job size, but we will be honest with you if a job is more efficiently handled by a sole trader. Our focus is on delivering the right outcome for the client — not filling a diary.
